Interest rates have been in the news over the past week, and while there was a bit of a hike, we’re basically exactly where we were back in 2023. The big difference in Chicago, of course, is that home prices have gone up another 12% since then. When interest rates change, it is natural to wonder whether you should buy a home, sell your current property, or wait. The headlines can make it feel like you need to act immediately, but a change in the market does not automatically mean that making a move is the right decision for you.
In fact, sometimes the best move is no move at all.
Your Decision Should Be Based on More Than the Market
Interest rates can affect your monthly payment, purchasing power, and the number of buyers actively searching for homes. However, they are only one part of the decision. Before buying or selling, it is important to look at your complete situation. That includes your budget, current housing costs, future plans, lifestyle, and how long you expect to stay in your next home.
For some buyers, moving forward may still make sense. If you can afford a monthly payment on a new home, buying now could still save you in the long-run because Chicago housing prices have not been seeing the stagnation other markets are facing. A new home might provide more space, a better location, or a housing payment that fits within the budget, even at a higher rate. For others, waiting, continuing to rent, or staying in their current home may be the better financial decision.
The same applies to sellers. Selling can be a great choice when it supports your next chapter, but it should not be driven only by pressure, fear, or a changing headline.
